As the buyer you should deal with the following before the settlement date, where they apply:
- arrange for the real estate agent to give you the keys on the date of possession;
- insure the property from the date of possession or the settlement date, whichever is earlier;
- have the electricity and any gas service transferred into your name from the date of possession, as these are not apportioned at settlement;
- arrange your telephone, internet and any other telecommunications services; and
- do your inspection in the five business days before you take possession, which is the one inspection the contract gives you.
