Five things to do before your purchase settlement date

  1. Arrange for the seller’s real estate agent to give you the house keys immediately after the settlement is complete. If the property is the seller’s principal place of residence, the seller may stay in possession until noon on the day following settlement.
  2. Ensure the property is adequately insured from date of possession or settlement, whichever is earlier.
  3. Have the electricity and gas service transferred into your name from the date of possession.  Any outstanding electricity and gas accounts are the seller’s responsibility and will not be apportioned at settlement.
  4. Arrange for any telephone, internet, pay television, monitored security and other telecommunications services you require to be installed or transfer your existing services to the property.
  5. Inspect the property a few days before the settlement date.
